Canadians and Lake Havasu AZ

"Many Canadian buyers have been contacting our company", said Dean Baker owner/Broker of Lake Havasu City Properties. "They are currently buying in Lake Havasu City for several major reasons.  The dramatic drop in real estate values due to the subprime mortgage crisis and the high number of bank foreclosures has made all of Arizona an ideal place and time to invest. 
 
Lake Havasu is a unique medium sized City with a population of approximately 55,000 people; we located about 3 hours drive time from Phoenix, AZ and 2.5 hours from Las Vegas, NV.  The city overlooks a spectacular Lake with 400 miles of coastline, boosts an average rainfall of 3.82 inches per year, average temperature of 88 degrees or 31C and little wind and bugs.
 
Lake Havasu City is also known for having the original London Bridge.    In 1962, the London Bridge was falling down over the Thames River in London. Lake Havasu City's founder Robert McCulloch purchased the famous bridge for $2,460,000. Every piece of the bridge was dismantled and numbered and shipped to Lake Havasu City in 1968.  The bridge was constructed over a peninsula.  Once construction was complete a one mile water way consisting of two million cubic yards of dirt and rocks were dug under the bridge to make for a beautiful water way for boating and water recreation.    
The average home value for the second quarter of 2008 was $252,636 down 18% over the same period last year.  There are few Cities in the states where you can purchase real estate that overlooks a lake, has barely any bugs, low humidity, little wind, almost 365 days of sun in the mid $250,000 price range.
 
"After 16 years of selling real estate in Lake Havasu City I see this as an opportunity to invest in Lake Havasu now before prices start to escalate again, because once the housing crisis is over the core fundamentals for investment are still here."  Don't be one of those buyers that's says I should of bought in Lake Havasu when values were low in 2008.
